Mumbai: A recent High Court decision has brought renewed optimism for the redevelopment of old and dilapidated buildings across Mumbai. Babubhai Bhavanji, President of the National Welfare Foundation and former Deputy Mayor, said the ruling has revived long-lost hope among thousands of residents living in unsafe structures. The decision is expected to accelerate stalled projects and provide safer housing to affected families.

At a public awareness meeting, several prominent leaders and legal experts addressed residents and explained the implications of the government’s policy. BJP MLA Kalidas Kolambkar, RPI National President Dr. Rajendra Gavai, Shiv Sena MLC Manisha Kayande, former MHADA Chairman Madhu Chavan, and senior advocates shared detailed insights. The session lasted nearly five hours, during which tenants received guidance on redevelopment procedures, legal rights, and practical steps.
🟡 Government Push for Time-Bound Redevelopment
MLA Kalidas Kolambkar stated that the decision will bring relief to thousands of families waiting for redevelopment for years. MLC Manisha Kayande emphasized that extending the life of dangerous buildings at the cost of public safety is unacceptable. She stressed that redevelopment must be carried out in a planned and time-bound manner and should not be delayed due to objections from a small group of individuals.
🟡 Thousands of Dilapidated Buildings Pose Safety Risks
Experts highlighted the alarming condition of old cess buildings, especially in South and Central Mumbai areas like Dadar, Parel, Byculla, and Girgaon. Many of these structures are over 70–80 years old, with more than 1,000 buildings classified as highly dangerous. Reports of leaking roofs, cracked walls, and potential collapse have raised serious safety concerns. It is estimated that over 13,000 buildings and nearly 2 lakh residents will benefit from the decision.
🟡 Call for Unity Among Tenants and Support from Authorities
Concluding the meeting, Babubhai Bhavanji urged tenants to unite against arbitrary actions by landlords and support redevelopment efforts. Social worker Rajendra Mehta also announced that assistance will be provided through the NGO office in Dadar for residents seeking help. Legal experts expressed confidence that the ruling will reduce hurdles, fast-track redevelopment, and transform old neighborhoods into modern, secure living spaces.
